  Self Employed / Little to no income
   

 

 

First Choice→  5% down payment for purchase, proof of  2 years continuous self

                                              employment. perfect credit - good credit

 

Second Choice        →  10% down payment for purchase, proof of  3 years continuous self

                                              employment. Perfect credit minimum, no personal taxes outstanding.

 

Third Choice            →  85% Purchase - Self declared letter, must have average - good credit.

                                              Doesn't matter how long you've been self employed!

 

Fourth Choice         →  75% Purchase or refinance, self declared income letter.

                                             Credit if flexible.

 

Fifth Choice             →  Up to 90% Private Mortgage - based on equity in the home and not on

                                             the applicant. Available for 1st & 2nd mortgages.

                                             Credit and income irrelevant.

Salaried

   

Perfect Credit                   →  Zero Down  Premium on rate

                                                →   5% Down - Qualifies for best possible rate

                                                →   10 - 19% Down - Best rate and lower CMHC/GE premium

                                                →   20%+ down - conventional mortgage - no insurance or covenant

 

Good Credit                      →  100% mortgage Premium on rate

                                                 →  5% Down - Best possible rate

                                                 →  10 - 19% Down - Best rate and lower CMHC/GE premium

                                                 →  20%+ down - conventional mortgage - no insurance or covenant

 

Average Credit                →  "A" rates if average - good credit.

 

A bit below average        →  "B" rates if credit a bit below average but still reasonable

                                                 →  10% - 20% down or a cosignor may be required.

 

 

Bad Credit                         →  25%+ down required

                                                        May be able to get less down if co-signor available

 

Bankruptcy / OPD           → Cannot lend if still in process
